
Dawes London November 2025
Since our last update, we’ve had elections on either side of the pond and the long-awaited 'budget of doom’. I’m sure everyone has had quite enough budget update emails, but I have briefly summarised the changes for residential property in eight bullet points below.

Chelsea in Bloom
May is a wonderful month to live in London, as the weather gets warmer and the city comes alive with a cosmopolitan energy. Shrugging off the long winter, people are outside enjoying drinks, strolls and farmers markets. Chelsea is especially vibrant in May, with the Flower Show and also ‘Chelsea in Bloom’. During this annual floral art exhibit, over 100 shops and restaurants adorn their shopfronts with an array of floral decorations.

Market Update January 2024
During the last quarter of 2023, Dawes London completed property transactions for clients in Belgravia and Chelsea. In two out of three transactions, we successfully negotiated a 10% discount off the asking price. We have noticed that sellers are reacting more pragmatically to offers that they might have previously dismissed.

As Dawes London enters its third year of trading, I would like to reflect on the incredible opportunities and trust many clients have put in the business. To date, 95% of our clients who have transacted have been referred from an existing client; this is a statistic I am incredibly proud of.


Central London Market Update
October saw a fitting end to Dawes London's first full year in business with transactions closing in Wellington Square, Cadogan Square and Sloane Court East.

Off Market London Properties
Dawes London has had a busy and exciting first six months, with beautiful homes acquired for retained clients in Chelsea, Kensington, Notting Hills and Fulham.
